Pyeong Calculator: Square Metres to Pyeong

Square metres to pyeong (the Korean area unit) and back, plus an apartment's exclusive and supply areas in pyeong. 1 pyeong = 400/121 m².

84 m² × 121 ÷ 400 = 25.41 pyeong (1 pyeong = 3.305785 m²)

Apartment areas

Enter the areas in m² from the sale notice or building register. Contract area is only needed when the property is advertised by it, as officetels often are.

The first two columns are common exclusive areas; the last converts round numbers of pyeong to m².

How to use

  1. Type an area in square metres to see pyeong, or in pyeong to see square metres.
  2. For an apartment, enter the exclusive and supply areas from the sale notice or building register to see each in pyeong, the efficiency ratio and the size type by supply area.
  3. If the property is advertised by contract area, as officetels often are, enter that too and compare it with the space you actually use.
  4. Look up common areas in the table below.

About this tool

Show

A pyeong is the area of a square six ja on a side. With the ja fixed at 10/33 of a metre, one pyeong is exactly 400 ÷ 121 = 3.305785… m², and one square metre is 0.3025 pyeong. To convert, multiply square metres by 0.3025 or pyeong by 3.3058. The common shortcut of dividing by 3.3 comes out about 0.2% high, around 0.05 pyeong on 100 m²; this calculator uses the exact ratio. The same unit, with the same definition, is the tsubo in Japan and the ping in Taiwan.

Since July 2007 Korean property listings and contracts must use square metres, but buyers and renters still talk in pyeong, and the confusing part is which area is meant. The exclusive area (jeonyong) is the space inside the front door that only the household uses. The supply area (gonggeup) adds the shared residential space such as stairs, corridors and lifts. The contract area adds further shared space such as the car park and management office, and balconies (service area) are counted in none of them.

A flat described as a 34-pyeong type is usually measured by supply area. An apartment with 84 m² of exclusive area has 105 to 115 m² of supply area depending on the complex, so it is called a 32 to 35 pyeong type, while 84 m² on its own is 25.41 pyeong. Exclusive area divided by supply area is the efficiency ratio: typically 75 to 80% for apartments and around 50% for officetels advertised by contract area, so the same number of pyeong can mean very different living space.

The table below lists common exclusive areas and round pyeong figures. For an exact figure, take the square metres from the sale notice, the building register or the land registry; size-type names are a marketing convention and differ between complexes with the same exclusive area.

Frequently asked questions

How many square metres is one pyeong?

Exactly 400/121 m², about 3.3058 m². A pyeong is a square six ja on a side and a ja is 10/33 of a metre, so (60/33)² = 400/121. Conversely, one square metre is exactly 0.3025 pyeong.

How many pyeong is 84 m²?

84 × 0.3025 = 25.41 pyeong. An '84 m² apartment' usually means 84 m² of exclusive area, though, and its supply area of 105 to 115 m² makes it what is called a 32 to 35 pyeong type. Which area is meant changes the number a lot.

What is the difference between exclusive and supply area?

Exclusive area is the space inside the front door used only by the household. Supply area adds shared residential space such as stairs, corridors and lifts, and contract area adds other shared space such as the car park. Balconies and other service areas are in none of them.

Can I just divide by 3.3?

It is close, but about 0.2% high. Exactly, multiply by 0.3025 or divide by 3.3058: 100 m² is 30.25 pyeong, not the 30.30 that dividing by 3.3 gives.

Why do officetels feel smaller for the same pyeong?

Officetels are often sold by contract area, which includes the car park and other shared space, and their efficiency ratio is around 50%. The same 20 pyeong can mean much less living space than in an apartment at 75 to 80%, so always check the exclusive area.
